REAL ESTATE PROJECT FINANCING


CIC Funding devises funding solutions to provide capital for real estate projects.  Our capabilities are divided into two categories:

Large Scale Real Estate Development

By combining funding mechanisms provided by multiple funding partners, CIC Funding is often able to devise a comprehensive funding model for a developer-client that will provide the capital required to complete a large-scale real estate development project.  Our process begins with a complete financial underwrite of the current project plans.  We then provide consulting to our client suggesting areas of improvement or restructuring of the project allowing it to utilize our funding mechanisms.  Often we introduce possible additions to the project including 'green' energy components, new technology, or strategic partnerships with third-parties, that create additional value for the project, improve the project's viability, and ultimately mitigate risk to the developer, the funding partners, and all other involved parties.  By re-building a project's capital requirements in this way, we ensure that a project achieves the goals of our developer-client and also neatly fits into a funding model we have devised based on our knowledge and understanding of our various funding mechanisms. 

Typical projects we underwrite and restructure include retail, hospitality, medical, residential, office, industrial, and planned master development.  Capital requirements typically range from $100MM to several billion.  We are usually able to devise funding models to meet these requirements utilizing a combination of conventional debt financing, private equity financing, private bond financing, and private capital procurement mechanisms provided by multiple funding partners.

 

Small Lending Purchase & Refi

Many of our developer-clients also have the need for more traditional financing of real estate purchases and repositioning of existing real estate holdings.  To this end, CIC Funding has entered into arrangements with a solid super-regional bank with zero 'toxic asset holdings' allowing it to offer real estate purchase and refinance programs nationwide.  CIC Funding Small Lending, with our national footprint, will pre-underwrite our clients' funding request, work with the client to assemble the proper documentation, ensure adherence to the guidelines of the programs available, and manage the funding process through closing.  These purchase and refinance programs are available for funding requests ranging from $1MM to $50MM.
